Matter management for property tax appeals

Every appeal and every deadline, in plain view.

Appeal EyeQ keeps your properties, filing windows, decisions and fees in one place, from the Assessor through the Board of Review, PTAB and Circuit Court.

Appeal EyeQ

Works with what your office already runs on

  • Dropbox
  • Stripe
  • Microsoft Excel
  • Microsoft Word
  • Microsoft Outlook

Appeal work runs on a calendar most software has never heard of.

General practice management tools know about clients and invoices. They don't know that Lyons opens next week, that PTAB runs 30 days from the Board's decision, or that this year's equalizer just came out.

How most firms do it today

A spreadsheet of PINs and a lot of memory.

The work gets done, but it depends on the one person who knows where everything is.

  • Township dates copied from the Assessor's site every season
  • Savings math rebuilt in Excel for each invoice
  • Decision letters scanned, read and keyed in by hand
  • Refund checks tracked on a separate ledger
With Appeal EyeQ

One record per property, every year, every level.

Each matter carries its own history, deadlines, values and fees, so anyone on the team can pick it up.

  • Filing windows maintained for you and shown against your unfiled matters
  • Savings computed to the cent from AV, equalizer and tax rate
  • Decision letters matched to properties by PIN for review
  • Refunds, fees and trust records kept with the matter
The product

Built around the appeal cycle.

Assessor, Board of Review, then PTAB or Circuit Court. Appeal EyeQ follows each property through every stage, every year.

Know which townships are open before your clients ask.

Filing windows for Cook, Lake, DuPage, Will, Kane and McHenry are kept current centrally, so every firm sees the change the moment it's published.

Your calendar adds the deadlines that depend on the matter itself, such as the 30 days to file at PTAB after a Board of Review decision.

Savings math you can hand to a client.

Every property shows where it stands in the year, what it was assessed at, and what you're asking for. Net tax is AV times the equalizer times the tax rate, rounded to the cent, with the source of each figure saved alongside it.

Savings at each level are measured from the value going into that level, so the same reduction is never billed twice.

Sample matter. Names, values and rates are illustrative.

Upload the decision letters. Approve the matches.

Start a batch by level, township and year, then drop in the scans or PDFs. Appeal EyeQ reads each letter, matches it to the property by PIN and confirms against the appeal number when there is one.

You review and approve. Approving applies the new values, recalculates savings and drafts the invoice. Nothing goes to a client until an attorney sends it.

Bill the day the decision arrives.

A reduction drafts its own invoice using your fee terms, whether that's set for the firm, the client or a single property. Send one at a time or in a batch, each with a pay link and QR code.

Clients pay by card or ACH through your firm's own Stripe account, and the invoice marks itself paid. PTAB and Circuit Court refunds get a trust record and a disbursement letter instead.

Why it fits

Designed by a property tax appeal attorney.

Appeal EyeQ comes out of years of filing at the Assessor, the Board of Review and PTAB. The details below are the ones that only matter if you do this work.

No double billing

Each level's savings start from the value going into that level. An Assessor win and a later Board win are billed on separate slices.

Windows kept for you

Township windows and equalizers are updated once, centrally, for every firm. Nobody on your team has to watch the Assessor's site.

Refunds handled as refunds

PTAB and Circuit Court results are tracked as refund checks into trust, with your fee and the client's disbursement worked out on the full amount.

Files stay in your Dropbox

Each property gets the folder structure you'd build anyway. Documents open in desktop Word and Excel and save back where they came from.

Predictable by design

The same inputs always give the same answer. Every figure on an invoice can be traced back to its value, equalizer and rate.

Every county's own rules

Cook's 10% and 25% levels of assessment and the collar counties' 33.33% are built in, by property class.

Built in Chicago for Illinois appeal practices
Security and confidentiality

Your clients' data stays your firm's data.

Appeal EyeQ is built for firms that hold privileged client information. Separation between firms is enforced at the database itself.

Firm-level isolation

Row-level security in the database keeps each firm's records apart, even if an application query were wrong.

Support access only by invitation

Our team can't open your data unless your firm grants time-limited access. Every view under that grant is logged, and you can see the log.

Complete audit trail

Every create, change and delete is recorded with who made it, when, and what it looked like before and after.

Payments go straight to you

Each firm connects its own Stripe account. Client payments never pass through ours.

Documents stay in your storage

Appeal EyeQ links to files in your firm's Dropbox. It doesn't keep its own copies of your documents.

Encrypted connections

All traffic is encrypted in transit, with secure sessions and two-factor sign-in.

Questions, answered.

Who is Appeal EyeQ for?

Law firms that handle property tax appeals, residential and commercial, from a solo practitioner with a few hundred PINs to a firm with several attorneys and analysts.

Which counties does it cover?

Cook, Lake, DuPage, Will, Kane and McHenry in Illinois. Filing windows, equalizers and tax rates for each are maintained centrally, so every firm works from the same published figures. More jurisdictions will follow.

Does it use AI to make decisions?

No. Filing windows, deadlines, savings and fees all follow fixed, published rules, so the same inputs always produce the same result. Reading decision letters uses text recognition, and every match is reviewed by a person before anything is applied.

Where are our documents kept?

In your firm's own Dropbox. Appeal EyeQ creates the folder structure for each property and opens files in the desktop apps your team already uses.

How do clients pay?

By card or ACH through a pay link on each invoice or statement. Payments go to your firm's own Stripe account and the invoice updates automatically. Refund checks from PTAB and Circuit Court are recorded with a trust record and a client disbursement letter.

Can we bring our existing matters over?

Yes. We'll work with you to import properties, clients and appeal history from your current spreadsheets or software.
